It’s been an interesting 2017, in that the Shelby County Trustee has not held a Tax Sale since April.
But we’ve got a few on the horizon. This week we spoke with the Trustee’s office regarding its plan for 2018 Tax Sales. Currently, 3 Tax Sales are on the Trustee’s schedule: February 27, March 27, and June 26.
The February 27 Tax Sale will be unique in that it will be “City only”. We understand this to mean that the properties offered in the February 27 Tax Sale will be delinquent on City taxes, but not County taxes. We believe that this is a new twist in the Trustee’s approach to Tax Sales. Should be interesting!
Good news, folks … Shelby County published Redemption Period data. We’ve updated the property information on MemphisTaxSale.com accordingly! Feel free to drop us a line with any questions.

An important note regarding Redemption Period data in the 4/25/17 auction:
As we reviewed the property list for the 4/25/17 Shelby County Tax Auction, we were surprised to find that Shelby County did not provide property-specific Redemption Period data, as it has done in the past.
For the benefit of the MTS community, we estimated the Redemption Period for each property offered in the auction. Our estimates were based on Redemption Period-related commentary from the websites of CivicSource and the Shelby County Trustee.
PLEASE MAKE YOUR OWN ESTIMATE OF A PROPERTY’S REDEMPTION PERIOD BEFORE INVESTING. OUR ESTIMATE COULD BE INCORRECT!
